A useful cleanout walkthrough answers three questions before anything moves: who can authorize removal, what stays, and what conditions could change the scope. Start with access and authority. Confirm the address, entry method, working utilities, lock instructions, and the person who can approve changes.

Walk the property in one direction

Begin outside, then move room by room. Record furniture, loose household contents, appliances, bagged waste, garage contents, yard debris, and any locked or inaccessible space. A short video plus wide photos helps preserve context. Close-ups are useful for labels, damage, or items that need special handling.

Separate ordinary debris from exceptions

Paint, fuel, pesticides, propane cylinders, batteries, and some cleaners need different handling. Manatee County directs eligible residents to its household hazardous-waste program and does not accept commercial or out-of-county drop-offs under that resident program. Keep suspect materials in their original containers and do not mix them. The county guidance is the right place to confirm current rules.

What to note before requesting an estimate

Send the same photo set and written scope to each provider you compare. That makes differences in assumptions easier to spot and reduces last-minute additions.
